Over the past year, prices for single-family homes have risen in most regions of Ukraine, with the most significant increase recorded in the Kyiv region, where prices rose by 58%. These figures are presented in a DIM.RIA study available from AntiCredit.
Prices are particularly high in the Ukrainian capital. Here, the average total cost of a home is $280,000, and the price per square meter is $1,389, representing a 27% increase compared to last year.
Among the regions where home prices exceed $100,000, five stand out. Analysts note that in the suburbs of Kyiv, the average home price has reached $160,000, up 21% from a year earlier, and the average price per square meter there is $1,143.
The most prestigious locations in the Kyiv metropolitan area are Vyshhorod ($389,000), Brovary ($275,000), and Hatne ($220,000). However, the most affordable options can be found in Vyshneve ($76,000), Gostomel ($85,000), and Irpin ($105,000).
The largest price increases were recorded in Brovary (+112%), Vyshhorod (+56%), and Boryspil (+32%). Prices also rose significantly in Sofiivska Borshchahivka (+27% to $165,000), Kryukivshchyna and Bucha (both up 20% to $156,000 and $143,000, respectively), and in Petropavlivska Borshchahivka (+16% to $185,000). Interestingly, Chabany saw a 21% drop in prices to $115,000, which is a rarity among all settlements.
In September, it was reported that apartment prices had risen in all regional capitals, with the exception of Kherson and Rivne, where prices actually fell. Kyiv ranks third in terms of housing costs, while the most expensive one-bedroom apartments are found in Uzhhorod.
According to "OLX Real Estate," the median price of apartments in dollars rose by 3%. In June, the average price of an apartment was more than $61,000.
